    We meet - at your plot, our office or on a call. We listen first: what you want to build, who it's for, and what success looks like.

    Feasibility & design brief

    We assess the plot, planning zone, density and orientation. You receive a clear feasibility view before any commitments.

    Architecture & permits

    Our architects draft the design. We handle planning and building permits, separate title deeds and all paperwork in-house.

    Transparent quotation

    A detailed, line-by-line quotation. No hidden line items, no vague allowances. You sign with full visibility.

  5. 05

    Build, with one site lead

    A single Frangoudes site lead is on the ground daily. You get weekly updates and a phone number that always answers.

    Handover & after-care

    Snagging walked together, keys handed over, and a relationship that continues. We're a phone call away long after move-in.

Do you only build in Souni?+

Souni and Souni-Zanakia are our home ground, but we have completed projects across the Limassol district - from coastal Limassol to the Troodos foothills.

Do you handle planning permits and title deeds?+

Yes - we handle full planning permits, building permits and separate title deeds in-house with our partner architects and lawyers.

Do you work with the client's own architect?+

Yes. If you have an architect you trust, we collaborate. If you don't, our partners can take the design on from the brief.

How long does a typical villa take?+

From signed contract to keys, a custom villa typically takes 14–18 months depending on size, finishes and permits.

Do you do renovations as well as new builds?+

Yes - sensitive renovations of traditional Cypriot stone homes are a meaningful part of our work.
